Property Description

Architecturally Designed Tudor home. It has also featured in the NZ Home & Garden Magazine. It's unique, light and spacious design features - heavy rafters above the raised sitting room area, spiral staircase and arched doorways. The heavy wooden doors and slate floor, overlooked by a large gilt mirror makes for a dramatic entrance hall.Amble your way through the Executive Lounge to the Dining Room. A low octagonal ceiling in the main turret creates an intimate atmosphere for diners at the mahogany table. On the very edge of the city, but only 5 minutes Tulloch Manor, built into the hillside in 1983, is a 3 level, New Zealand award winning drive to the city centre, its private north facing position overlooks tranquil rural countryside. With its peaceful, quiet surroundings you start relaxing as soon as you walk through the door. If you're sitting out on the deck you can hear a multitude of birds singing and see the Tui's, Bell Birds, Warblers, Kingfishers, Wax Eyes, Wood Pigeons and Fantails - to name just a few - feeding at the bird table or on the many native trees and bushes around the house. After sunset be serenaded by a Morepork (NZ Owl) family and after sunrise hear our resident Ring Necked Pheasants calling out for their breakfast.

About us.
We are a small but extended family in so far as our younger daughter lives at home and attends High School, while her brothers and sister live all around NZ in their own households working and studying or raising their own family. We also hosted many International Exchange Students for many years, so they are part of the extended family too.
We also have 4 cats and 3 friendly dogs that are part of our family who lap up the attention given to them by our guests. They live outside, but do interact with family and guests alike.
We bought the property nearly five years ago, but only recently sold another property and business, allowing us the freedom to move here permanently to pursue a new venture.
Being such a large and unique house, we welcome many friends and family coming to visit and stay with us to enjoy the year round peace and quiet and the pool in summer. Recently, we also had the opportunity to host guests from around the world, traveling through NZ with the British & Irish Lions Rugby team. In fact one of them even came up with the name Tulloch Manor when they discovered we were going to open the house up as Bed & Breakfast accommodation.
Friends are just strangers we haven’t met yet. So we welcome anyone who wants to share our home and hospitality and are particularly happy to host friendly, honest and morally upright folks. We are also JW.org friendly.
Our Neighbourhood.
Tulloch Manor is located near the end of a quiet, leafy, tree lined cul-de-sac in the historically exclusive suburb of Saint Johns Hill. The house is built into the hillside, so access is down off the street via a short but steep cobble look driveway, but has a large turning space and a parking area for up to four vehicles. Access to the house directly from the parking area, is across a moat walkway. Valet parking is available if required.
The property is just less than 3km to the city centre, which is approximately 5 minutes drive by car. It is just behind the beautiful Virginia Lake and surrounding walkway, with a Bird Sanctuary, Cafe and Botanical Gardens enclosed in the park. It's a relaxing park to walk through and to feed the many Black and White Swans and Ducks of all kinds.
In the city there are numerous Restaurants, Cafes, Museums, Arts & Craft Studios and the usual Gift and Fashion stores. For the children there are Parks, Beaches and an Aquatic Centre. If you wish to travel up river, the coal fired Paddle Steamer Waimarie has regular sailings. Another well known landmark to visit is the Elevator and Durie Hill Wall Memorial Tower. All within 10 minutes drive of here.
